Scope : To Set up Ashiana Amodh Senior Living Luxurious Residential Project in Pune, Maharashtra
Ashiana Housing has launched a joint-venture project, Ashiana Amodh Senior Living, in Pune. The luxurious residential project which will be developed in four phases entailing an investment of Rs 275 crore. Phase-one of the project is scheduled for delivery in October, 2026.
The project is located in Talegaon alongside the Indrani river and spread over 11.93 acres, and will be funded through internal accruals and construction finance. Phase-I will include 220 units, with a price range of Rs 57 lakh to Rs 1.27 crore.
Phase-I will offer options of three-BHK+2 toilets, two-BHK+2 toilets, and one-BHK+2 toilets, with varying useable areas between 637.34 sq. ft. to 1122.36 sq. ft. The land cost of Rs 25.11 crore, construction cost of Rs 52.38 crore, and other expenditure amounting to Rs 16.36 crore, adds up to a total cost of Rs 93.85 crore to be incurred during the initial phase.
Pune boasts of a well-established healthcare infrastructure comprising medical facilities, allowing seniors to access premium healthcare services and specialized care. The Mumbai-Pune Expressway is a 10-minute drive from the project site.
Based on the concept of independent living in a serene environment for individuals aged 55 and above, the project will offer age-friendly features such as wheelchair accessible complex and emergency response system. Other considerations include grab rails in the master toilet, round wall edges, skid-resistant tiles and arthritis-friendly fittings. Furthermore, the project will have a 19,000 sq. ft club, as a hub for activities and social engagement for seniors.
In terms of connectivity, the Talegaon Railway station is situated approximately 2.5 km away, ensuring frequent train availability for residents. Additionally, the bus depot (MSRTS) is conveniently accessible, providing bus services to various locations within Pune. For further transportation assistance, a dedicated help desk will also be available.
